Building Approval Guide

The CCRs in every division require that the building standards in your division be met in your plans before construction begins. The link below provides a building guide to help homeowners understand the approval process.  Preliminary plan approval is useful to make sure your project meets requirements; however, final approved plans (by City, and/or County) are required before construction begins.

You must observe the required setbacks as detailed in the Guide to Building link below.  Setbacks are measured from the edge of the road easement.  To determine where that is, divide the platted road width (30’ for Lake Breeze, Sawtelle and Teton; 40’ for Canyon and Lake Shore) in half, then measure that distance from the center of the road. Whether the road is actually that wide or not makes no difference. Your property line was platted with the full width of road in mind. Utilities and water lines run in the road edges.  Your setback requirement begins there (for example, if your setback from a road is 10’, and the road is supposed to be 30’ wide, measure 15’ from center of road and another 10’ for your setback. Your building must not extend beyond that point).

Approved Water Contractors

You can use any plumber for work inside your home; however, if you have water work which will impact our community water system (ex. new water hookups, repairs to water shutoff valves, etc.) then you need to contact a member of the HOA Board, the Board member in charge of Water, or the Water Manager, then use one of our approved contractors/excavators. A list of contractors can be obtained from any Board member, the Board member in charge of Water, the Water Manager, or the member in charge of Architectural Review. Questions?
